All that certain tract or parcel of land containing 7.159 acres of land out of the J.M. Veramendi Survey No. 1, Abstract No. 2, City of New Braunfels, Comal County, Texas and being the same land ,as surveyed and found on the ground on May 9, 2005, as that certain called 7 acre parcel of land described in Volume 148, Page 428 of the Deed Records of Comal County , Texas ( description does not close Mathematically); Said 7.159 acre parcel being more particularly described by metes and bounds as follows:

BEGINNING at a ½ inch iron rod found on the northerly right-of-way line Gruene Road for the southeasterly corner and POINT OF BEGINNING of this parcel, same being located South 21 deg 30’ 00” East, a distance of 10.24 feet from a ½ inch iron rod found for the southwesterly corner of Lot 2, Block 1, BUFFINGTON, BINGHAM AND BINGHAM, a subdivision recorded in Volume 14, Page 279 of the Map and Plat Records of Comal County, Texas;

THENCE with said right-of-way line, South 55 deg 40’ 00” West, a distance of 50.00 feet (called South 55 deg 40’ West, 50 feet in said Volume 148, Page 428) to a ½ inch iron rod set for angle and South 59 deg 42’ 52” West , a distance of 245.61 feet ( called South 59 deg 20” West , 250.5 feet) to ½ inch iron rod found for the southwesterly corner of this parcel, same being the southeasterly corner of that certain called 2.868 acre parcel described in Document No. 9506480232 of the Official Public Records of Comal County, Texas;

THENCE departing said right-of-way line and with the common line of the parcel with said 2.868 acre parcel, North 31 deg 20’ 13” West, a distance of 650.69 feet (called North 31 deg 45’ West, 661.1 feet in Volume 148, Page 428 and North 31 deg 50’ 55” West, 650.79 feet in Document No. 9506480232) to ½ inch iron rod found for the most westerly northwest corner of this parcel, same being the northeasterly corner of said 2.868 acre parcel and lying in the southeasterly line of that certain called 10.00 acre parcel (Tract 6) described in Volume 69, Page 275 of said Deed Records;

THENCE with the common line of this parcel with said 10.00 acre parcel, North 14 deg 16’ 43” East , a distance of 409.21 feet (called North 13 deg 19’ East , 401.4 feet) to a wood fence post found for the most northerly northwest corner of this parcel, same being the most easterly corner of said 10.00 acre parcel and the southwesterly corner of that certain 12.188 acre parcel recorded in Volume 693, Page 195 of said Official Public Records (described as Tract 1 in Volume 112, Page 591 of said Deed Records);

THENCE with the common line of this parcel with said 12.188 acre parcel , North 59 deg 51’ 24” East, a distance of 165.28 feet ( called North 59 deg 45’ East, 165 feet) to a 1 inch iron pipe found for the northeasterly corner of this parcel, same being the Northwesterly corner of Lot 1, Block 1, BUFFINGTON, BINGHAM AND BINGHAM;
